Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents: 25 14 01 25 14 02 25 14 03 25 14 41a 25 14 42a 25 14 43a 25 14 40a 25 14 04 25 14 00A Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Prior to the commencement of the development hereby permitted, a Bat Mitigation, Compensation and Enhancement Strategy shall be submitted to and approved in writing by the Local Planning Authority. The strategy shall be based on the recommendations made in the Preliminary Roost Assessment and Bat Survey report, dated September 2025, from Sharpe Ecology and shall set out the necessary mitigation measures to be used during the construction phase, the compensation measures in place for the lost bat roosts and the enhancement measures in place to provide additional roosting opportunities. The approved strategy shall be adhered to and implemented in strict accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority or varied by a bat licence subsequently issued by Natural England. Reason: To ensure that the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with SWDP 22 of the South Worcestershire Development Plan 2016, paragraphs 187, 192 and 193 of the National Planning Policy Framework (NPPF) and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017.
Prior to the commencement of the development hereby permitted, a Lighting Design Strategy for Biodiversity shall be submitted to and approved in writing by the Local Planning Authority. The strategy shall be based on Guidance Note 08/23. Bats and Artificial Lighting at Night, by the Bat Conservation Trust and ILP and shall: - Identify those areas/features on site that are particularly sensitive for nocturnal wildlife and that are likely to cause disturbance in or around their breeding sites and resting places or along important routes used to access key areas of their territory, for example, for foraging. This will include the provision of dark corridor conditions for vegetative features; and - Show how and where external lighting will be installed and impacts of internal light spill (though the provision of appropriate lighting contour plans and technical specifications) so that it can clearly demonstrated that areas to be lit will not disturb or prevent nocturnal animals from using their territory or having access to their breeding sites and resting places. All lighting shall be installed in accordance with the specifications and locations set out in the strategy and these shall be maintained thereafter in accordance with the strategy. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: To ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 and minimise impacts on protected species in accordance with SWDP 22 of the South Worcestershire Development Plan 2016.
