| Within 3 months of the date of this permission the timber decking and balustrading hereby approved shall be finished in accordance with the details as specified on the approved plan drawing p2022_041/06 rev A and painted or stained black as specified on the approved plan and retained in that condition in perpetuity.
Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with Policy SWDP21 and Policy SWDP25 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| No person or group of persons shall occupy the holiday accommodation hereby permitted for more than 28 days consecutive days at a time and no same person or group of persons shall occupy the accommodation for more than 156 days in any one calendar year.
The owners/operators of the site shall maintain an up-to date register of the names of all occupiers of the accommodation, their duration/ dates of stay, and of their main home address (i.e. place of residence) and shall make this information available at all reasonable times to the Local Planning Authority.
Reason: To ensure that the development hereby permitted is used for the specific use applied for, to prevent unrestricted residential development, and in the interests of ensuring a sustainable pattern of development that also does not unduly increase reliance on the private motor vehicle, in accordance with polices SWDP1, SWDP2, SWDP4, SWDP21 and SWDP35 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The log cabin hereby approved must comply with the definition of a caravan as set out in Section 29 of the Caravan Sites and Control of Development Act 1960 and Section 13 of the Caravan sites Act 1968.
Reason - To define the permission hereby granted and to ensure the appearance of the site is satisfactory and causes no harm to the visual amenities of the area in line with policy SWDP25 and SWDP36 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.

| All planting and seeding/turfing shall be carried out in the first planting season following the first use of the development.
All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.
Any trees or plants that die, or are removed; or become seriously damaged or diseased within a period of five years from the completion of the planting, shall be replaced in the next planting season with others of similar size and species.
Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| Before the installation of any external lighting, details of its erection and operation, including full details of the means of illumination and design of the lighting systems, shall be submitted to and approved in writing by the Local Planning Authority. The means of external lighting shall be implemented and installed in accordance with the approved details.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP1, SWDP21, SWDP 22 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

| The Development hereby approved shall not be occupied until the applicant has submitted to and had approval in writing from the Local Planning Authority a residential welcome pack promoting sustainable forms of access to the development. The pack shall be provided to each resident at the point of occupation.
Reason: To reduce vehicle movements and promote sustainable access in accordance with Policy SWDP4 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

| The holiday cabin to be stationed on the site shall be constructed using the external materials shown on drawing number p2022_041/06 rev A and no other materials substituted.
Reason: To ensure that the external materials are in keeping with the surroundings and/or represent quality design in accordance with Policies SWDP 21 and 25 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

| The Development hereby approved shall not be brought into use until visibility splays are provided from a vertical point 1.05m above carriageway level at the centre of the application site/Walcot Lane access and 2.4m back from the near side edge of the adjoining carriageway, (measured perpendicularly), and 90m in both directions, measured along the nearside edge of the adjoining carriageway (vertical off set of 0.6m). Nothing shall be planted, erected and/or allowed to grow on the triangular area of land so formed which would obstruct the visibility described above.
Reason - In the interests of highway safety and in accordance with Policy SWDP4 and SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The Development hereby approved shall not be brought into use until the turning area and parking facilities shown on Drawing P2022_041/02 Rev A has been provided. These areas shall thereafter be retained and kept available for their respective approved uses at all times.

| The Development hereby approved shall not be brought into use until sheltered and secure cycle parking to comply with the Council’s adopted cycle parking standards has been provided in accordance with details which shall first be submitted to and approved in writing by the Local Planning Authority and thereafter the approved cycle parking shall be kept available for the parking of bicycles only.
Reason: In the interests of highway safety and in accordance with Policy SWDP4 and SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service who can be contacted by email worcestershirevehicle.crossing@ringway.co.uk. The applicant is solely responsible for all costs associated with construction of the access. |
| Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:-
- seeking further information following receipt of the application;
- seeking amendments to the proposed development following receipt of the application;
- considering the imposition of conditions and or the completion of a s.106 legal agreement.
In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
