Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 710/001 Location Plan 710/002 Proposed Site Block Plans 710/003 Building Elevations 710/004 Proposed Floor Plan 710/005 Existing Site Block Plans Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The building hereby permitted shall be used solely for purposes ancillary to the agricultural use of the holding and shall not be used for any residential purposes, including as a separate unit of accommodation, at any time. Reason: To ensure that the building remains ancillary to the agricultural enterprise and to prevent the creation of an independent dwelling in the open countryside and Green Belt, in accordance with Policies SWDP2, SWDP13 and SWDP28 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
If the building hereby permitted ceases to be required for the purposes of the agricultural enterprise operating from the site, it shall be removed from the land within three months of the cessation of that use and the land shall be restored to its former condition. Reason: To safeguard the openness of the Green Belt and to ensure the development remains justified by the needs of the agricultural enterprise, in accordance with Policies SWDP2 and SWDP13 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
The development hereby approved and land edged red and blue on the plans and drawings as listed under Condition 2 of this Decision Notice shall not be sold. Let, or sublet separately from each other Reason: In the interests of sustainable development, to avoid piecemeal and unrelated development in the countryside and to comply with Policies SWDP1, SWDP2, SWDP4, and SWDP21 and the relevant aims and objectives of the National Planning Policy Framework.
The building hereby permitted shall remain ancillary to the agricultural holding identified on the approved location plan and shall not be used independently of that holding. Reason: To ensure that the development remains ancillary to the agricultural use of the site and does not result in the creation of an independent use within the open countryside and Green Belt, contrary to Policies SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
