| All deliveries, servicing and refuse collection shall be supervised by a suitably trained member of staff acting as a banksman to guide vehicles during reversing manoeuvres into the site from Hurst Lane. The banksman/trained member of staff shall be present for the duration of all such manoeuvres.

| Prior to the closure of the Hurst Lane access to general traffic, a visibility splay of 2.4m x 43m shall be provided in both directions at the Droitwich Road measured from the nearside edge of the adjacent carriageway. Thereafter, the visibility envelop so formed shall be kept free of any obstruction exceeding 0.6m in height above the adjacent carriageway level.

| Prior to their installation, details of the external materials to be used in the construction of the shipping container, custom stretch tent, and boundary treatments hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The submitted details shall include the type, colour, and finish of all materials.
The development shall thereafter be carried out in accordance with the approved details and retained as such.
Reason: To ensure that the new materials are in keeping with the surroundings and non-designated heritage asset and local heritagre area and represent quality design as in accordance with policies SWDR09, SWDPR05, SWDPR28 and SWDPR33 of the South Worcestershire Development Plan Review 2026 and the relevant aims and objectives of the National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.

| No television or sound amplification equipment shall be installed or operated within the outdoor and covered seating area hereby approved, unless details of such equipment, including specification, siting, proposed hours of operation and measures to control noise impact, have first been submitted to and approved in writing by the Local Planning Authority. The equipment shall thereafter be installed and operated in full accordance with the approved details.
Reason: In order to protect the amenity of nearby properties and in accordance with SWDPR28 and SWDPR35 of the South Worcestershire Development Plan Review,2026 and the relevant aims and objectives of the National Planning Policy Framework. |
| Before the development hereby permitted is first used, details of any external lighting to be provided in association with the development shall be submitted to and approved in writing by the Local Planning Authority. The details shall include times when the external lighting will not be switched on. Only external lighting in accordance with approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site.
Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDPR03, SWDPR05, SWDPR09, SWDPR28 and SWDPR33 of South Worcestershire Development Plan Review 2026 and the relevant aims and objectives of the National Planning Policy Framework.

| Alteration of Highway to Provide Amended Vehicle Crossover – S184 License
This permission does not authorise the Applicant to create or amend a vehicular crossing over a footway or verge within the public highway or to gain access to the public highway. Prior to any works commencing, the Applicant must apply for and obtain a S184 Licence under the Highways Act 1980. The Applicant is responsible for all costs associated with a S184 Licence application and the construction of the works covered by the Licence.
The Contractor / Licensee has overall responsibility for any works taking place in the public highway. All contractors working on the public highway must hold valid New Roads and Street Works Act (NRSWA) 1991 work cards.
Protection of Visibility Splays
The Applicant's attention is drawn to the need to ensure that the provision of the visibility splay(s) required by this consent is safeguarded in any sale of the application site or part(s) thereof. |
