| The development hereby permitted hall be carried out in strict accordance with the materials detailed within the amended covering letter (25.20.011 (B)) dated 12/12/2025 and enclosed material schedule. The development shall be carried out using the materials as approved and retained in that form.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |

Reason: To ensure development would not result in unacceptable risk of pollution or harm to the environment and to ensure the proposed development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP30 of the South Worcestershire Development Plan. |
| Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00 Monday to Friday and 08.00 and 13.00 on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) (or any order revoking, re-enacting, substituting, amending, extending, consolidating, replacing or modifying that Order), no additions, extensions or external alterations, new windows or other openings, building or enclosure, swimming or other pool required for a purpose incidental to the enjoyment of the dwelling house other than those expressly authorised by this permission shall be constructed/carried out on the application site following the completion/first use of the development hereby permitted.
Reason - (i) In order for the Local Planning Authority to control changes to the development to protect, conserve and enhance the significance of designated and non-designated heritage assets, and (ii) to protect the amenities of neighbouring properties in accordance with policies SWDP6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| The construction work on the building hereby approved shall be carries out in accordance with the slab levels as detailed on Drg No.25.20.001-PL-C1-100-A.
Reason - To (i) ensure the proposed development does not have an adverse effect on the character and appearance of the area and (ii) protect, conserve and enhance the significance of designated and non-designated heritage assets, in accordance with policies SWDP6, SWDP21, SWDP24 and SWDP25 of the South Worcestershire Development Plan. |
| The development hereby approved shall carried out in strict accordance with renewable and/or low carbon energy generation measures detailed the amended Energy Statement.
Reason - To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDP27 of the South Worcestershire Development Plan.

| The development hereby permitted shall be carried out in strict accordance with the Bat Method Statement set out in Appendix 2 of the letter report by Swift Ecology dated 24 April 2019 and the letter report by Swift Ecology dated 10 June 2021 both submitted in relation to planning application 19/00075/FUL detailing the results of a bat emergence survey and an updated mitigation strategy.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017.
