Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan Proposed garage plans and elevations – Dwg no 25016-003 Rev C Proposed plans and elevations – Dwg no 25016-002 Rev B Proposed block plan – sheet 4 of 5 Proposed block plan – sheet 3 of 5 Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Survey report carried out by ATW Ecology Ltd dated August 2025 and submitted with this application. In particular:- - Installation of 2x integrated bat boxes on eastern gable. Both integrated boxes (Habibat 001 for render, or suitable alternative) are to be installed at a height in excess of 3m and positioned side by side. - Capture and release exercise to be carried out by ecologist - Wider biodiversity gains including one general purpose bat box to be installed on a nearby mature tree or pole. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP39 of the South Worcestershire Development Plan 2026.
