| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Before the development hereby permitted is first occupied/used, external lighting shall be implemented based on the recommendations made in the Bat Survey Report by Katie Warren dated 27 September 2024. Only external lighting in accordance with approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policies SWDPR 1.C.V and SWDPR29 of the South Worcestershire Development Plan Review 2026. |
| Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- -details at 1:20 of the windows, roof lanterns and external doors, to include the overall appearance and cross sections including any glazing bars, which must be integral not planted on - Rainwater goods - A roof tile sample Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDPR05. SWDPR28, SWDPR09 and SWDPR33 OF the South Worcestershire Development Plan Review 2026. |
| No development shall take place until a detailed bat mitigation, compensation and enhancement strategy has been submitted to and approved in writing by the local planning authority. The strategy shall be informed by appropriate update bat surveys and the recommendations made in the Bat Survey Report by Katie Warren dated 27 September 2024. The works shall thereafter be carried out in accordance with the approved details and timetable. On completion the works shall be inspected by a suitably qualified ecologist and a statement of conformity and copy of any bat licences, as appropriate, shall be submitted to the Local Planning Authority to ensure that the proposed mitigation features have been installed correctly and as approved. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policies SWDPR 1.C.v. and SWDPR 29 of the South Worcestershire Development Plan Review 2026 and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR28 and SWDPR29 of the South Worcestershire Development Plan Review. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations.
