Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 1333 25 01 Location Plan 1333 25 02 Site Plan 1333 25 04 Existing Layout – Ground Floor 1333 25 05 Existing Layout – First Floor 1333 25 06 Existing Layout – Second Floor 1333 25 07 Existing Layout – West Elevation (Front) 1333 25 08 Existing Layout – Side Elevation North and South 1333 25 09 Existing Layout – East Elevation (Rear) 1333 25 11 Proposed Layout – Ground Floor Plan 1333 25 12 Proposed Layout – First Floor Plan 1333 25 13 Proposed Layout – Second Floor Plan 1333 25 14 Proposed Layout – West Elevation 1333 25 15 Proposed Layout – North Elevation 1333 25 16 Proposed Layout – East Elevation 1333 25 17 Existing Roof Plan 1333 25 18 Proposed Roof Plan 1333 25 19 Existing and Proposed Layout Covered Yard to North of House 1333 25 20 Internal Door Detail Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Prior to the first use / occupation of the development hereby approved, either a bat box (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box) and/or a bird box ( e.g. sparrow terrace, Schwegler 1b, vivaro pro Seville, vivaro pro Barcelona) shall be installed within the land ownership of the site. There should be clear flight path to the box without any clutter directly in front of the entrance. Bat boxes should be installed at least 4m above ground-level, facing south (or southwest/southeast), and not placed above windows. Nest boxes for tits, sparrows or starlings should be fixed two to four metres up a tree or a wall. Open-fronted boxes for robins and wrens need to be low down, below 2m, well hidden in vegetation. Bird boxes should face between north and east to avoid strong sunlight. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2017 (as amended), the latter of which deems them a European Protected Species. It is a criminal offence to damage or destroy a roost (even if bats are not occupying the roost at the time), to deliberately kill or injure a bat, disturb a bat in its roost, or intentionally or recklessly obstruct access to a bat roost. Planning consent for a development does not provide a defence against prosecution under these acts. Any removal of roof and wall coverings including roof tiles, slates, hanging tiles, timber boarding, soffit boxes and facia boards shall be carried out carefully by hand. If bats or any sign of bats such as an accumulation of droppings are encountered at any stage of work, work must cease immediately and advice sought from an appropriately licenced bat ecologist on how to proceed lawfully. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.
Prior to their installation details of the materials to be used in the construction of the external surfaces of the development hereby permitted should be submitted to and approved in writing by the local planning authority. The details to be submitted shall include: - type, colour, texture, size and design of roofing materials; - details of the approved rooflights, including drawings showing design, materials and profile; The development shall be carried out using the materials as approved. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
