Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Becker Design and Partners drawing numbers 2603 FP 1.1 A; 2603 FP 2.3; 2603 FP 3.1; 2603 FP 4.1; Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
Within 3 months of the date of this consent, a scheme of landscaping shall be submitted to the Local Planning Authority for approval in writing. The landscaping scheme shall include:- (i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread. (ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. (iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. (iv) a written specification outlining cultivation and other operations associated with plant and grass establishment. (v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner. The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDPR 05, 28 and 34 of South Worcestershire Development Plan Review and the relevant aims and objectives of the National Planning Policy Framework.
Within 3 months of the date of this consent, details of any external lighting to be provided in association with the development shall be submitted to the Local Planning Authority for approval. The details shall include times when the external lighting will not be switched on. Only external lighting in accordance with approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDPR 03, 05, 28 and 35 of South Worcestershire Development Plan Review 2026.
The site shall not be occupied by any persons other than gypsies and travellers as defined in Annex 1: Glossary of Planning Policy for Traveller Sites (or its equivalent in replacement national policy). Reason – The development is to meet the specific accommodation needs of gypsies and travellers in accordance with Policy SWDPR 22 of the South Worcestershire Development Plan Review. The restriction of site occupancy is in line with the relevant aims and objectives of the National Planning Policy Framework.
No more than 2 caravans, as defined in the Caravan Sites and Control of Development Act 1960 and the Caravan Sites Act 1968 as amended (of which no more than one shall be a static caravan) shall be stationed on each of the 3 pitches hereby approved at any time. The total number of caravans, therefore, on the 3 pitches combined shall not exceeed 6 (of which no more than 3 shall be a static caravan). Reason - To (i) define the consent hereby granted, and (ii) preserve the amenities of the locality in accordance with policies SWDPR 5, 28, 34 and 35 of the South Worcestershire Development Plan Review and the relevant aims and objectives of the National Planning Policy Framework.
The details set out in the submitted Water Management Statement received on 2 June 2026 shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review and the relevant aims and objectives of the National Planning Policy Framework.
The site shall not be used for any trade or business purpose other than as a home base for light vehicles (i.e. not exceeding 3.5 tonnes) used by the occupants of the site for the purposes of making their livelihood off site. In particular, no materials associated with such activities shall be stored in the open on the site. Reason - The site is primarily a residential caravan site and not considered to be suitable for commercial activities. This will help to preserve the amenities of the locality in accordance with policies SWDPR 5, 28 and 35 of the South Worcestershire Development Plan Review, as well as the relevant aims and objectives of the National Planning Policy Framework.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00 Monday to Friday and 08.00 and 13.00 on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
