Condition Details / Information Notes
The size and design of the extension, in particular the expansive flat roof and eaves height above the existing, would fail to respect the character and appearance of the existing building and would form an over dominant and incongruous feature contrary to policies SWDPR05 and SWDPR28 of the South Worcestershire Development Plan Review 2026, Policy EH03 of the Harvington Neighbourhood Plan, paragraph 8.3.2 of the Design Guide SPD, and also contrary to paragraph 135 of the NPPF.
Positive and Proactive Statement. In dealing with this application, the Council has considering the imposition of conditions and or the completion of a s.106 legal agreement. In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. This is in accordance with paragraph 39 of the NPPF.  Despite these efforts, the Council still consider that planning permission should be refused for the reasons set out above.
This decision has been taken having had regard to the following drawings/documents: - Location Plan - AE-01(900664)001 (Existing Block Plan) - AE-02(900664)001 (Existing Ground Floor Plan) - AE-03(900664)001 (Existing Elevations) - AE-04(900664)001 (Proposed Block Plan) - AE-05(900664)003 (Proposed Ground Floor Plan) - AE-06(900664)003 (Proposed Elevations)
