| The applicant has failed to provide a sufficient level of evidence to demonstrate that the building did form part of an established agricultural unit that was still in existence on the 24 July 2023 and as such the building was part of an established agricultural unit at that time. In addition, the applicant has failed to provide a sufficient level of evidence to demonstrate that the building which they state was part of an established agricultural unit known as Valefresco Ltd was part of that established agricultural unit on the 24 July 2023 as there is no evidence submitted to demonstrate that Newtown Nurseries formed part of a wider agricultural unit at that time and was still in existence. Therefore, the proposal is not permitted development under the criteria of Q.1 (a) part (i). |
| Due to the building containing a large amount of cardboard boxes and the failure of the applicant to provide a sufficient level of information to demonstrate that the building is used as part of a wider established agricultural unit known as Valefresco Ltd where the main agricultural operations are carried out on land an approximately distance between 2 to 3 kilometres from the building. the applicant has still failed to demonstrate that the building was still being used for agricultural purposes as part of an established agricultural unit on 24th July 2023 and has not subsequently been used for non agricultural use and the proposal is not permitted development under the criteria of Q.1 (a) part (i). |
