| Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:-
- type, colour, texture, size, coursing, finish, jointing and pointing of any stonework;
- type, colour, texture, size and design of roofing materials;
- type of mortar;
- materials and colour of rainwater goods, which must be cast iron or cast aluminium
- detailed specification of the new timber cladding showing the dimensions, profile and a description of the stain or paint finish to be applied to the boarding:
- external joinery details for all external joinery including doors, windows and sliding shutters with architectural details of the proposed external finishes, heads, sills, position in wall reveal and any surrounding dressings (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2);
- details of the rooflight including drawings showing design, materials and profile;
-details of hardstanding
The development shall be carried out in accordance with the approved details.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDR09, SWDPR05, SWDPR28 and SWDPR33 of the South Worcestershire Development Plan Review 2026. |
| (A) No development shall take place until a programme of archaeological work, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and:
1) The programme and methodology of site investigation and recording.
2) The programme for post investigation assessment.
3) Provision to be made for analysis of the site investigation and recording.
4) Provision to be made for publication and dissemination of the analysis and records of the site investigation.
5) Provision to be made for archive deposition of the analysis and records of the site investigation.
6) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation.
(B) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured.
Reason: In accordance with the requirements of paragraphs 200 and 211 of the National Planning Policy Framework 2012 (as amended) and Policies SWDPR09 and SWDPR33 of the South Worcestershire Development Plan Review 2026. |
| Prior to any building works being first commenced, a precise specification of the proposed schedule of repairs shall be submitted to and approved in writing by the local planning authority. This shall include where relevant:-
- samples of replacement brickwork;
- details of any external re-pointing;
- details of repairs to windows including materials and design profiles;
- details of all areas of repair to the timber frame and to all structural timbers;
- details of jointing methods and materials used;
- methods of repair of panels and materials used.
-where any additional repair work is required to be agreed with the Heritage Team
The works hereby permitted shall be carried out in accordance with the approved details.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDR09, SWDPR05, SWDPR28 and SWDPR33 of the South Worcestershire Development Plan Review 2026. |
| Prior to the commencement of development hereby permitted an ecological mitigation and enhancement scheme including the provision of the new car port/bat loft building hereby permitted shall be submitted to and approved in writing by the local planning authority. The scheme shall be based on the recommendations contained within the document entitled 'Protected Species Survey Assessment Focusing on Bats' December 2022 (Worcestershire Wildlife Consultancy.) together with the document entitled 'Bat Activity Survey' June 2023 (Worcestershire Wildlife Consultancy). The works shall thereafter be carried out in accordance with the approved details and timetable.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the occupation of the development hereby approved, for the enhancement of bird populations two sparrow terraces (Schwegler 1SP or suitable alternative) shall be installed beneath the eaves of the proposed new dwelling and two general purpose bird boxes (Schwegler 1B or suitable alternative) shall be installed on a north or north-easterly aspect of buildings or mature trees within the wider site at a height in excess of 2 meters.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026. |
| Prior to the first occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR39 of the South Worcestershire Development Plan Review 2026. |
| Prior to the installation details of any external lighting to be provided in association with the development shall first be submitted to and approved in writing by the Local Planning Authority. The details shall include times when the external lighting will not be switched on. Only external lighting in accordance with approved details shall be provided on the application site.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and in the interests of safeguarding the rural landscape in this part in accordance with Policy SWDPR29 and SWDPR34 of the South Worcestershire Development Plan Review 2026. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking or re-enacting that order), no development (as defined by Section 55 of the Town and Country Planning Act 1990) as may otherwise be permitted by virtue of Class A, Class B, Class C or Class E of Part 1, Schedule 2 of the Order or Classes A or B of Part 2, Schedule 2 of the Order shall be carried out within the site (Fosters Green Cottage).
Reason: To protect, conserve and enhance the character of the openness of the Green Belt in accordance with Policies SWDPR04, SWDPR28 and SWDPR34 of the South Worcestershire Development Plan Review 2026. |

| A public right of way crosses the site of this permission. The permission does not authorise the stopping up or diversion of the right of way. The right of way may be stopped up or diverted by Order under Section 257 of the Town and Country Planning Act, 1990, provided that the Order is made before the development is carried out.
If the right of way is obstructed before the Order is made, the Order cannot proceed until the obstruction is removed. |
| Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species.
It is a criminal offence to recklessly disturb or destroy a bat 'roost'. A licence is necessary in this case and must be obtained before carrying out any of the approved works. Further information about species licensing and legislation can be obtained from the Species Licensing Service on 0117 3728000. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted on 01453 764450 for advice on the best way to proceed. |
