Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 01A Site plan location plan as existing 02B Site plan as proposed 03 Plans elevations as existing 04A Plans elevations as proposed 08 garages and outbuilding plans as proposed 09 garages and outbuilding plans as existing 10 Ordnance survey location plan Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The development hereby permitted shall be carried out in strict accordance with the tree protection measures specified in drawing number 02B (Site plan as proposed) Reason: To ensure the protection and continued well-being of trees both on and neighbouring the site during construction, in the interests of the character and appearance of the area, in accordance with policies SWDPR05, SWDPR28 and SWDPR34 of the South Worcestershire Development Plan Review 2026, and in accordance with the principles of BS5837:2012 (Trees in relation to design, demolition and construction).
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. The applicant is advised to take professional advice on the matter since it is possible that a protected species licence might be necessary to undertake these works. Further information about species licensing and legislation can be obtained from the Species Licensing Service. If evidence of bats is found during works, in particular with regard to the outbuilding to be demolished, work should stop immediately and Natural England must be contacted for advice on the best way to proceed.
