Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Existing Site Plan (Produced 31 May 2026) Proposed Site Plan (Produced 31 May 2026) Location Plan (Produced 31 May 2026) Isometric Plan A13003 PLANNING_r2 Existing elevations A13003 PLANNING_r4 Isometric Plan A13003 PLANNING_r4 Proposed elevations A13003 PLANNING_r4 Proposed floor plan A13003 PLANNING_r4 Proposed roof plan A13003 PLANNING_r4 Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
The materials to be used in the construction of the external surfaces of the proposed extension hereby permitted shall match in type, colour and texture to those used in the existing building. Reason: To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDPR05 and SWDPR28 of the South Worcestershire Development Plan Review,2026 and the relevant aims and objectives of the National Planning Policy Framework.
Prior to their installation, details of all external lighting provided in association with the development shall be submitted to and approved in writing by the Local Planning Authority. The details shall include the times when the external lighting will not be switched on. Only external lighting in accordance with the approved details shall be retained on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order, with or without modification), no other external lighting shall be provided on the application site. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area and residential amenity in accordance with policies SWDPR28,SWDPR34 and SWDPR35 and to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review, 2026 and the relevant aims and objectives of the National Planning Policy Framework.
The development hereby permitted shall not be occupied/first used until full details of all surface water drainage systems to serve the development have been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be implemented in accordance with the approved details before the first occupation/use of the development hereby permitted and shall be retained thereafter. Reason: To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDPR 38, SWDPR 39 and SWDPR 40 of the South Worcestershire Development Plan Review 2026 and the relevant aims and objectives of the National Planning Policy Framework.
Prior to the first occupation of the development hereby permitted, details of renewable and/or low carbon energy generation measures shall be submitted to and approved in writing by the Local Planning Authority. The measures shall contribute to at least 20% of the predicted energy requirements of the development. The details to be submitted shall include:- - the overall predicted energy requirements of the approved development; - the predicted energy generation from the proposed renewable/low carbon energy measures; and - an implementation timetable for the proposed measures. The development shall be carried out in accordance with the approved details. Reason: To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDPR37 of the South Worcestershire Development Plan Review 2026 and the relevant aims and objectives of the National Planning Policy Framework.
Prior to the first occupation of the development hereby permitted, details of at least one bat box, including its specification and location, shall be submitted to and approved in writing by the Local Planning Authority. The bat box shall be installed in accordance with the approved details prior to the first occupation of the development and shall thereafter be retained for the lifetime of the development. Reason – To ensure that the development contributes to the conservation and enhancement of biodiversity in accordance with SWDPR29 of the South Worcester Development Plan Review, 2026 and paragraphs 187, 192 and 193 of the National Planning Policy Framework and the relevant aims and conditions.
Work should avoid disturbance to nesting birds. Nesting birds are protected under the 1981 Wildlife and Countryside Act and the Countryside and Rights of Way Act 2000. The main nesting season lasts approximately from March to September, so work should take place outside these dates if at all possible. However, birds can nest at any time and the site including any buildings should ideally be checked for their presence immediately before work starts.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
