Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 26-20177-04 26-20177-10 Application Form (redacted) Water Management Statement Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026.
Within 6 months of the date of this permission, the timber fencing shall be treated with an exterior ‘Osmo’ oil to allow it to have a natural timber finish and shall be retained in that condition thereafter. The timber cladding shall not be treated with any other stains or oils without being submitted to and approved in writing by the local planning authority. Reason: To ensure compliance with Policies SWDPR 05 and SWDPR 28 to promote sustainable high quality design and place-making. Taken together these policies require development proposals to integrate effectively with its surroundings, be of an appropriate scale, height and massing, should use appropriate materials and respond appropriately to local character.
