| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026. |

| The carport hereby approved shall be used solely for purposes ancillary to the funeral services business operating from Sapphire House and shall not be used as a separate business unit or for any independent commercial activity without the prior grant of planning permission. Reason: To ensure the approved structure remains associated with the lawful use of the site and to prevent the establishment of an unrelated use that has not been assessed as part of this permission, in accordance with Policies SWDPR03 and SWDPR28 of the South Worcestershire Development Plan Review. |
