Condition Details / Information Notes
Prior to the first use/occupation of the annex accommodation hereby permitted, the details set out in the Water Management Statement and Sustainablity Statement submitted in relation to planning application W/12/02383/PN shall be fully implemented and remain thereafter. Reason - To ensure that appropriate sustainable measures and a sustainable drainage system is provided to serve the development and to reduce the consumption of water in accordance with Policy SWDP29 of the South Worcestershire Development Plan.
The vehicular turning area and parking facilities shall be properly consolidated, surfaced, drained and otherwise constructed in accordance with the details submitted to and approved in writing by the Local Planning Authority in relation to planning consent W/12/02383/PN and these areas shall thereafter be retained and kept available for those uses at all times. Reason: In the interests of pedestrian and vehicle safety in accordance with Policy SWDP21 of the South Worcestershire Development Plan.
The development hereby permitted shall be carried out in accordance with the licensing requirements and mitigation strategy described in paragraphs 5.5 to 5.13 of the Bat Survey Report and Mitigation Strategy by CSa Environmental Planning dated August 2012, reference CSA/1999/01, submitted in relation to planning consent W/12/02383/PN. Reason: To ensure compliance with the Conservation of Habitats and Species Regulations 2010 and in accordance with Policy SWDP22 of the South Worcestershire Development Plan.
The development hereby approved shall be completed in accordance with the soft landscaping approved in relation to planning consent W/12/02383/PN. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the ancillary accomodation, whichever is the sooner. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.
No part of the detached garage hereby permitted shall either be used or occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Clennage. The detached garage shall not be used as an independent self-contained dwelling separate from the dwelling known as Clennage. Reason - To (i) preserve the amenities of the locality in accordance with Policy SWDP21 of the South Worcestershire Development Plan, and (ii) because a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Plans approved in relation to planning consent W/12/02383/PN: The development hereby permitted shall be carried out in accordance with the following approved plans: L001, L002, L003, L013, L011, L010, L008, L009, L007, L005, L004, L006. Plans approved in relation to planning consent W/19/01137/FUL: Merrington Project Services drawing numbers 497-02, 497-03, 497-04 Reason: To define the permission.

In dealing with this application, the Council has worked with the applicant in the following ways: - providing pre-application advice; - seeking further information following receipt of the application; and - considering the imposition of conditions. In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
