Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby approved shall be carried out in the following materials: Ibstock Hardwicke Minster Sandstone Mixture Bricks and Marley Modern Smooth Brown Tiles. Reason: To ensure that the development fits in with the larger approved housing scheme and the wider housing estate in accordance with Policy SWDP21 and the adopted Residential Design Guide SPD.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays. Reason: To preserve the amenities of the locality in accordance with policy SWDP21 of the South Worcestershire Development Plan (February 2016).
Soft landscaping details as included on Plan 18-25-02A shall be carried out in the first planting and seeding/turfing seasons, prior to the first occupation of the dwellinghouses hereby approved. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policy SWDP25
Development shall be carried out in accordance with the recommendations of the Energy Statement dated 30th August 2018. The proposed renewable energy features shall be installed within 1 month of the first occupation of any of the dwellinghouses and shall be maintained in working order thereafter. Reason: to ensure that at least 10% of the energy consumption of the development is generated by renewable energy formats.
The first floor windows positioned in the side elevations of the properties hereby approved, shall be obscure glazed and top opening only, and shall be permanently retained as such thereafter. Reason: To protect the amenities of the neighbouring properties.
Prior to the first occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information provided on the application form and the following plans: Block Plan 18-25-03 Location map 18-25-01A Elevations 18-25-12 Landscape Plan 18-25-02A Floor Plans 18-25-11 Reason: To define the permission.
The dwellings hereby permitted shall not be occupied until the accesses, turning areas, driveways and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted and approved in writing to the Local Planning Authority and these areas shall thereafter be retained and kept available for those users at all times. Reason In the interests of highway safety..
Prior to the first occupation of the dwelling hereby approved secure parking for 2 cycles to comply with the Council’s standards shall be provided within the curtilage of each dwelling and these facilities shall thereafter be retained for the parking of cycles only. Reason: To comply with the Council’s parking standards
Within 1 month of the commencement of development hereby permitted, a Construction Method Statement shall be submitted to and approved in writing by the Local Planning Authority. The approved statement shall be adhered to throughout the remaining construction period. The statement shall provide for: a) The parking of vehicles of site operatives and visitors within the application site. b) Loading and unloading of plant and materials within the application site. c) Storage of plant and materials within the application site. d) Siting of site offices within the application site. e) Measures to ensure that vehicles leaving the site do not deposit mud or other detritus on the public highway. Reason: To prevent indiscriminate parking in the interests of highway safety
No dwelling hereby permitted shall be occupied until the applicant has submitted to and have approved in writing a welcome pack that promotes sustainable travel for future residents with the Local Planning Authority. This permission does not authorise the laying of private apparatus within the confines of the public highway.The applicant should apply to the Worcestershire County Council’s Community and Response Unit, County Hall, Spetchley Road, Worcester WR5 2NP (telephone 0845 607 2005), for consent under the New Roads and Streetworks Act 1991 to install private apparatus within the confines of the public highway. Precise details of all works within the public highway must be agreed on site with the Highway Authority
This permission does not authorise the re-siting of the existing street lighting columns affected by the proposed development. Alteration of highway to provide new vehicle crossover This permission does not authorise the applicant to carry out works within the publicly maintained highway.
