Condition Details / Information Notes
No more than 21 caravans shall be located on the site under the terms of this permission. No caravans positioned on the site shall be occupied in the months of December, January and February. The caravans shall only be occupied by rural workers employed in the associated agricultural enterprise on the site (shown outlined in blue on drawing number 007). Reason - To ensure the site is not over-developed. Also, as the site is in a remote countryside location, to limit the occupancy of the site to essential workers at the associated agricultural business. In accordance with policies SWDP1, SWDP2, SWDP19 and SWDP21 of the South Worcestershire Development Plan 2016.
The use of land hereby permitted for the year round storage and seasonal occupation of caravans, shall only take place when the land in the applicant's ownership (shown outlined in blue on drawing number 007) is being used for the purposes of agriculture and the caravans stored on the site have been used for the accommodation of seasonal agricultural workers during the previous growing season. Reason - As the site is in a remote countryside location, to limit the occupancy of the site to essential workers at the associated agricultural business. In accordance with policies SWDP1, SWDP2 and SWDP19 of the South Worcestershire Development Plan 2016..
There shall be no external storage on this site, including the parking of domestic vehicles. Reason: To limit the overall landscape impact of the development in accordance with Policy SDP25.
The development hereby permitted shall be carried out in accordance with the following approved plans: Land ownership plan 007 Location Plan Block Plan Reason - To define the permission.
Positive and Proactive Statement No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The caravans shall be removed entirely from the site and the land restored to its former condition if no longer needed for the occupation by seasonal workers on this agricultural holding. Reason: The application is only acceptable due to the business case put forward as part of this application and in accordance with SWDP19.
Within 3 months of the date of this decision, details of waste storage and disposal within the site shall be submitted to the Local Planning Authority and agreed in writing. The approved details shall be provided within 3 months of the Local Planning Authority's approval and retained on site for the duration of the approved use of the land. Reason: To ensure that the land is properly maintained and to reduce adverse landscape impacts in accordance with Policy SWDP25.
Within 3 months of the date of this permission, details of secure parking for bicycles to be provided on the site shall be submitted and approved in writing by the Local Planning Authority. The cycle parking shall be provided within the 3 month period following the approval and retained on site for the duration of the approved use of the land. Reason - To encourage alternative sustainable modes of transport for use by the seasonal workers.
Within 3 months of the date of this decision, a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:- (i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread. (ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas, including supplementary planting to the boundaries of the site. (iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. (iv) a written specification outlining cultivation and other operations associated with plant and grass establishment. (v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the first occupation/use of the development. The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan.
