Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Zinc Architecture; J82 01 (rev. C) Location, Existing Site Plan and Proposed Block Plan J82 02 (rev. C) Proposed Site Plan J82 10 (rev. B) Proposed Floor Plans, Sections and Elevations J82 20 (rev. A) Window Details J82 21 (rev. A) Door Details Reason: To define the permission.
The site is within 250m of a landfill site. No works on the the development hereby permitted (apart from the demolition of the existing garage) shall be commenced until a report has been submitted to and approved in writing by the local planning authority, which details how gas protection measures complying with Characteristic Situation 2 as set out in BS8485:2015 and CIRIA C665 as a minimum are to be incorporated within the foundations of the proposed building. The development shall be carried out in accordance with the approved details. Following installation of these measures, and prior to the first occupation of the development, a verification report shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the proposed development avoids significant adverse impacts from pollution in accordance with policy SWDP31 of the South Worcestershire Development Plan.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The applicant is advised to carry out a porosity test in order to establish whether a soakaway system will function satisfactorily on this site.
Before the first occupation of the building(s) hereby permitted the window(s) at first floor level in the west facing side elevation serving the mezzanine sleeping area shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter. Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.
The development hereby approved shall only be used privately, incidental to the dwellinghouse known as Harrowfields and shall not be used for any non-incidental trade, business or commercial enterprise or a as a separately self-contained dwelling. Reason: To ensure the proposed development avoids undue harm to the amenities of nearby residences including Harrowfields in accordance with policy SWDP21 of the South Worcestershire Development Plan.
