Condition Details / Information Notes
Unless where required by other conditions attached to this permission, the development hereby permitted shall be carried out in accordance with the following approved plans: Peter Hunt Architects drawings numbered:- 101D – Location plan, 201D – Site Plan, 231A Proposed sections, 213B – proposed roof plan, 212C – Proposed first floor plan, 211C – proposed ground floor plan, 221D – proposed elevations, Plan showing landscaping proposal Dr No 1 excluding the details of the hedge species shown. Reason - To define the permission.
Notwithstanding the information shown on the approved plans, no part of the development hereby permitted shall be occupied until full details of soft landscaping works have been submitted to and approved in writing by the Local Planning Authority. The details submitted must include: i) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. ii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. iii) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason - To protect and enhance the visual amenities of the area and to allow for suitable biodiversity enhancement of the site.
Prior to the first use/occupation of the development hereby permitted, details of a bat roosting and owl habitat enhancement features to be provided on the application site shall be submitted to and approved in writing by the Local Planning Authority. The approved features shall be provided in accordance with the approved details prior to the first occupation/use of the development hereby approved and shall remain thereafter. Reason: To provide appropriate habitat enhancement for protected species in accordance with paragraph 118 of the NPPF.
Prior to the first use/occupation of the development hereby permitted, the applicant shall ensure that the development hereby approved is fitted with a water butts for garden watering recycling to ensure that surface water runoff from the barns is dealt with in a sustainable manner and shall remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development. This is in accordance with Policy SWDP29 of the South Worcestershire Development Plan
Positive and Proactive Statement No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
