Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the first use/occupation of the development hereby permitted, the water management details set out in the submitted Design, Access and Heritage Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in accordance with the recommendations set out in section 6 of the Bat Roost Assessment report by Pure Ecology dated February 2017 and submitted with this application. In particular: - inspection of the gap at the ridge prior to the commencement of any works to the roof; - ensuring that nesting birds are not disturbed during works; - enhancement for bats and birds in accordance with paragraph 6.3.1, Figure 4 and paragraph 6.3.2. Reason - To ensure (i) that the proposed development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with paragraphs 109 and 118 of the National Planning Policy Framework and (ii) compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, as well as Policy SWDP22 of the South Worcestershire Development Plan.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 2446 P(0) 01; 2446 P(0) 02; 2446 P(0) 03; 2446 P(2) 01; Reason: To define the permission.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The applicant's attention is drawn to the comments raised by a third party to the application concerning the proximity of an old brick wall along part of the southern site boundary and the need to avoid damage to this during the construction process.
The applicant's attention is drawn to the fact that the west and east elevations are incorrectly annotated on drawing number 2446 P(2) 01.
