Based upon the information provided with your application, I write to confirm the Council determine prior approval of the siting of the development is required prior to the commencement of development for the following reasons: The location in which the building is proposed is situated in Flood Zone 2 and an area of historic flooding meaning there is an increased probability of flooding. No flood risk assessment has been provided that demonstrates how the proposed development rates against flood risk policies. Further information (a Flood Risk Assessment and mitigation measures) is requested. The Regulations require you must now display a site notice on or near the land on which the proposed development is to be carried out for a period of 21 days. For convenience, I enclose a site notice for you to post. Please insert a date 21 days from the date of posting on the notice. Please send an email and a photograph to confirm the notice has been posted. In order to assist the Council's further consideration of the proposal, could you please submit the following additional information as soon as possible:- Flood Risk Assessment and proposed flood mitigation measures. |
