|Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans:

Reason: To define the permission.|
|Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.|
|Units 1 and 3, identified on drawing ref. A036171/A, shall be used as a non-food retail warehouse and for no other purpose in Class A1 of the Town and Country Planning (Use Classes) Order 2005. Within Unit 1, as identified on drawing ref. A036171/A, no more than 30% of the total floorspace shall also be used for the sale and display of food and drink. The unrestricted sale of convenience goods shall be
restricted to Unit 2 only, as identified on drawing ref. A036171/A
Reason - To ensure that the vitality and viability of the town centre is protected in accordance with Policy SWDP 10 of the South Worcestershire Development Plan (2016) and paragraph 85 and 87 of the National Planning Policy Framework (2019).
|The convenience goods retailing hereby permitted in Unit 2 shall be carried out only by Aldi Stores Limited. When the premises cease to be occupied by Aldi Stores Limited the use hereby permitted shall cease and the unit shall revert back to a non food retail warehouse use under the control of condition 2 of planning permission W/84/01611.
Reason - Permission has been granted in this case, having regard to the relatively small size of this unit and to the need for a discount convenience foodstore to serve the population within walking distance of the site.|
