The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent.
Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –

Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan. |
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling currently known as The Old Rectory. The development shall not be used as an independent self contained dwelling separate from the dwelling currently known as The Old Rectory.
Reason - As a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan. |
Prior to installation detailed drawings of the proposed new windows and doors in section and elevation at an appropriate recognised scale between 1:1 and 1:20 shall be submitted and approved in writing by the Local Authority. The approved details shall be implemented as per the approved plans on site.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan (2016) and Section 16 of the National Planning Policy Framework (2019). |
Prior to the construction of any external surfaces, the materials to be used including form, colour, treatment and finish shall be submitted and approved in writing by the Local Authority. The details as approved shall be used in the construction of the outbuilding.

Prior to the works to the roof, detailed drawings showing the proposed repairs to the roof shall be submitted and approved by the Local Authority. These should include details of the extent of repair and replacement proposed, which should be shown on marked up frame drawings. The details as approved shall be used in the repairs to the roof of the outbuilding.

No development shall take place until a Construction Environmental Management Plan has been submitted to and approved in writing by the local planning authority. This shall include the following:
a) Measures to ensure that vehicles leaving the site do not deposit mud or other detritus on the public highway; and
b) Details of site operative parking areas, material storage areas and the location of site operative facilities.
The measures set out in the approved plan shall be carried out in full during the construction of the development hereby approved. Site operatives’ parking, material storage and the positioning of operatives’ facilities shall only take place on the site in locations approved in writing by the local planning authority

Within one month of the commencement of construction works on the development hereby permitted, details (type and location) of two bat roosting features shall be submitted to and approved in writing by the Local Planning Authority. The approved features shall be provided in accordance with the approved details prior to the first occupation/use of the development hereby approved.
On completion of works a brief statement of conformity shall be submitted to the Local Planning Authority to confirm whether all of the measures have been implemented in accordance with the details approved under this condition.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan (2016). |
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
