Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – p2020_031 / 01 Revision A Location Plan 1:1250 @A3 p2020_031 / 02 Revision A Existing Site Plan 1:500 @A3 p2020_031 / 07 Revision A Block Plan 1:500 @A3 p2020_031 / 03 Revision A Proposed Site Plan 1:500 @A3 p2020_031 / 04 Proposed Barn Plan 1:100@A2 p2020_031 / 05 Proposed Barn Elevations 1:100@A2 Reason: To define the permission.
Prior to the first use of the building, the House Sparrow Bird Box, Swift Bird Box and the 1FF Schwegler bat box shall be fitted to the south east elevation of the building as shown in drawing number p2020_031 / 05 and remain there in perpetuity. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The barn hereby approved shall only be used privately and shall not be used for any business or commercial enterprise whatsoever. Reason: To ensure the local road network can accommodate the type and volume of traffic generated from the development safely and without harm to the amenity of the local area and nearby residences in accordance with policy SWDP21 of the South Worcestershire Development Plan.
Prior to the first use of the development hereby permitted details of renewable or low carbon energy generating facilities to be incorporated as part of the development shall be submitted to and approved in writing by the local planning authority. The details shall demonstrate that at least 10% of the predicted energy requirements of the development will be met through the use of renewable/low carbon energy generating facilities. The approved facilities shall be provided prior to any part of the development hereby permitted being first used or in accordance with a timetable submitted to and approved by the local planning authority as part of the details required by this condition. Reason: To ensure the proposed development includes sufficient renewable/low carbon energy generating facilities to comply with Policy 27 of the South Worcestershire Development Plan 2016.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
