The technical details application shall be submitted before the expiration of three years from the date of this permission.
Reason: The default duration for permission in principle is three years. There is no reason to alter the default duration in this instance.
This Permission in Principle (PIP) application has been assessed upon the basis that it included a scheme for up to 8 no. units comprising 80% affordable housing for social rent and 20% Intermediate units. The Council will expect that this ratio will be the starting point for negotiation in any technical details application. The tenure type will be informed by the latest housing need evidence including data extracted from the Housing Register (Home Choice Plus), so that the scheme can demonstrate how it meets the requirements of those in need of affordable housing. It is noted that the preferred sizes contained in the PIP submissions are 2 x 1 bed bungalows, 2 x 2 bed bungalows, 2 x 2 bed houses and 2 x 3 bed houses. The Council will also expect these matters to be the starting point for negotiation in any technical details application.
Any technical details application should be subject to a signed legal agreement to ensure that the proposed properties comply with the definition of an affordable home and that the properties will be available for rent/purchase/occupation to those with a local connection with
the area in perpetuity.
Plans, drawings and material submitted to the council are protected by the copyright acts (section 47, 1988 act). You may only use material which is downloaded and/or printed for consultation purposes, to compare current applications with previous schemes and to check whether developments have been completed in accordance with approved plans. Further copies must not be made without the prior permission of the copyright owner.

This publicity usually takes the form of letters to nearby properties, the posting of site notices and/or the placing of a public notice in our local newspapers.
