Condition Details / Information Notes
The development hereby permitted must be commenced not later than the expiration of three years from the date of the original permission (ref: 20/01720/HP date: 15/12/2020) Reason: To conform with the requirements of Sections 73 and 91 of the Town and Country Planning Act 1990 (as amended).
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Plan MAB1 Location Plan 1:1250 and Existing Block Plan 1:500 Plan MAB2 Proposed Block Plan 1:500 Plan MAB3 Existing Elevations and Floor Plan1:100 Plan MAB4A Proposed Elevations and Floor Plan 1:100 Plan MAB5 Proposed Roof Plan and Sections 1:100 Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Ecological Mitigation and Enhancement Strategy and Reasonable Avoidance Measures (RAMS) Method Statement: Bats report dated April 2021 and conducted by Focus Environmental Consultants and the Preliminary Roost Assessment and further Bat Survey report carried out by Focus Ecology dated October 2020. In particular: - Implementation timetable, Risk Avoidance Method Statement and details and location of the integral bat boxes. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The Development hereby approved shall not be occupied until an area has been laid out within the curtilage of the dwelling for the parking of 2 cars at a gradient not exceeding 1 in 8. This area shall thereafter be retained for the purpose of parking a vehicle only. REASON: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
