The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 1962-04B Proposed plan and elevations 1:100/50@A1 1962-01 Site location plan 1:1250@A4 1962-02A Site block plan 1:1250 Reason: To define the permission. |
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Survey report carried out by Focus Environmental Consultants dated June 2021 and submitted with this application. In particular: The recommendations under section 1 which include- -A pre-start survey -A toolbox talk to all contractors by a suitably qualified and licenced ecologist -An ecologist to supervise all sensitive works including but not limited to any works to the roof and at the southern gable end of the property. -If a bat is discovered at any time during the construction works must cease immediately and the ecologist must be contacted. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
Prior to the first use of the development hereby permitted, the existing bat box located on the south gable end shall be relocated to the south gable end of the extension and one additional bat box shall be installed onto a wall of the property at a height of 4m and not placed above any windows or doors. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
