The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

Details of the form, colour and finish of the materials to be used externally on the walls and roof of the detached garage hereby approved shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory, in accordance with saved Policy SUR1 of the Wychavon District Local Plan (June 2006). |
Notwithstanding the information submitted, development shall not begin until drainage works have been carried out in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
Reason - To ensure a satisfactory means of drainage is available to serve the development, in accordance with saved Policy GD2 and the advice contained within the Water Management Supplementary Planning Document. |
The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

The Council find that:-
the proposed development would not have an adverse impact on the amenities of other residences to justify refusal of planning permission; and
the proposed development demonstrates a high standard of design that in appropriate in the existing natural and built context; and
the proposed development complies with all the relevant planning policies referred to above and that there are no justifiable reason to refuse planning permission. |
This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council's Approved Contractor following the issue of a license under Section 184 and 278 of the Highways Act, 1980.
The applicant should contact Worcestershire County Council's Highways Community and Response Unit, County Hall, Spetchley Road, Worcester WR5 2NP (telephone 0845 607 2005), regarding the issue of the necessary license authorising the access works to be carried out by the County Council's Approved Contractor at the applicant's expense. The applicant should give the County Council sufficient notice to enable, as far as possible, the licence procedure to be carried out so that there is no disruption to the applicant's programme of works. |
Where possible sustainable drainage systems should incorporated into the design and additional flow should not be discharged downstream so that flooding problems are not exacerbated or created.
The Applicant should refer to the Council's recent adopted Water Management Supplementary Planning Document. This gives further details regarding the consumption of potable water and the disposal of surface water.
