The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
The development hereby permitted shall be carried out in accordance with the following approved plans:
'0714/001 D (received 8 October 2013)'; '0714/002'; '0714/003 D'; '0714/004 E'; '0714/006'.

Notwithstanding the information submitted, details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory, in accordance with Policy SUR1 and SUR6 of the Wychavon District Local Plan (June 2006) |
No development shall take place until a method statement has been drawn up by a suitably qualified ecologist, submitted to and approved in writing by the Local Planning Authority, which will ensure the development hereby approved is carried out in such a way that harm to bats and their roosts is avoided and risk of disturbance reduced to a minimum, both during construction and in the long term. The works shall thereafter be carried out in accordance with the approved method statement. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval.
Reason - To ensure compliance with the Conservation of Habitats and Species Regulations 2010. |
Prior to the first occupation of the extensions hereby permitted, the drainage works shall be implemented in accordance with the details in Mr Booth's email dated 8 October 2013 and as shown on drawing no.'s '0714/001', '0714/004 E' and '0714/006'.
Reason - To ensure a satisfactory means of drainage is available to serve the development, in accordance with saved Policies GD2 and ENV19 of the Wychavon District Local Plan (June 2006) |
All existing trees and hedges on site, or branches from trees on adjacent land that overhang the site, unless indicated on the approved plan(s) to be removed, shall be retained and shall not be felled or otherwise removed within a period of five years from the completion of the development without the previous written consent of the Local Planning Authority.
There shall be no burning of any material within 10 metres of the extent of the canopy of any retained tree/hedge.
If any retained tree/hedge is removed, uprooted or destroyed or dies, replacement planting shall be carried out in the first available planting season of such species, sizes and numbers and in positions on site as may be specified by the Local Planning Authority.
Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. In accordance with Policy ENV1 of the Wychavon District Local Plan (June 2006). |
This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council's Approved Contractor following the issue of a license under Section 184 and 278 of the Highways Act, 1980.
The applicant should contact Worcestershire County Council's Highways Community and Response Unit, County Hall, Spetchley Road, Worcester WR5 2NP (telephone 0845 607 2005), regarding the issue of the necessary license authorising the access works to be carried out by the County Council's Approved Contractor at the applicant's expense. |
Attention is drawn to a Tree Preservation Order affecting this site, details of which are available from the offices of the Local Planning Authority.
No consent is required to fell any tree protected by a Tree Preservation Order where felling is immediately required for the carrying out of the development, as indicated on the approved plans, and the Tree Preservation Order was made in or after 1966.
This permission does not authorise any works to other trees covered by a Tree Preservation Order made in or after 1966, or to any trees protected by a pre-1966 Tree Preservation Order. |
