Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The proposed works shall be carried in accordance with the material details and method of construction details included in email dated the 18th March, 2014 from Mr Hadley and attached proposed window drawings and affected timber details. Reason - To ensure a satisfactory development which does not prejudice the amenity of the locality.
The development hereby permitted shall be carried out in accordance with the following approved plans: PROPOSED WINDOW DETAILS (DATED 18/03/14). AFFECTED TIMBER DETAILS (DATED 18/03/14) A4 LOCATION PLAN Reason - To define the permission.
Positive and Proactive Statement In dealing with this application, the Council has worked with the applicant in the following ways:- - seeking further information following receipt of the application; - seeking amendments to the proposed development following receipt of the application; - considering the imposition of conditions; In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and Natural England must be contacted on 0845 6003078 for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the relevant contact details.
The application site provides terrestrial habitat for foraging Great Crested Newts and it is therefore possible that they could be present on site. Great Crested Newts are fully protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately capture, kill or injure a great crested newt, to damage or destroy a breeding site or resting place or to intentionally or recklessly disturb any wild great crested newt while it is occupying a structure or place that it uses for shelter and protection. Should any Great Crested Newts be found, works must cease immediately and an ecological consultant must be contacted for advice on the best way to proceed in consultation with Natural England and the local planning authority. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.
