The change of use and stables hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town
and Country Planning Act 1990 as amended by Section 51 of the Planning
and Compulsory Purchase Act 2004. |
Prior to the first use of the building hereby approved, details of the proposed disposal of manure shall be submitted to and approved by the Local Planning Authority. The agreed measures shall be implemented before the first use of the building hereby approved.
Reason - In order to preserve the amenities of the area and in the interests of the amenities of neighbouring residential properties in line with saved Local Plan policy GD2. |
No form of external lighting shall be constructed around the perimeter of the stables, stable yard or equestrian land.
Reason - To preserve the character, appearance and amenities of the surrounding rural countryside. This is in accordance with Saved Local Plan Policy GD2 and ENV1. |
No part of the development shall be commenced until there has been submitted to, and approved in writing by, the Local Planning Authority a scheme outlining landscaped boundary treatment. The scheme shall include tree and hedge/shrub planting of native species along the southern, eastern and western boundaries and shall give details of proposed species, plant sizes, planting densities and protective fencing (where appropriate) during establishment.
All planting comprised in the approved details shall be carried out in the first planting season following the completion or first occupation/use of the development, whichever is the sooner.
All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.
Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.
Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policies GD2, ENV1 and SUR2 of the Wychavon District Local Plan (June 2006). |
The stables and equestrian land hereby approved shall only be used privately, and shall not be used for any trade, business or equestrian enterprise whatsoever.
Reason - To preserve the amenities of the locality. |
The stables and equestrian land hereby permitted, shall remain solely incidental to the enjoyment of the dwelling known as 'The Highlands'.
Reason - To retain planning control over the use of the building hereby approved. |
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. A soakaway should be constructed to take any surplus from the water butts, should they overflow.
Reason - To ensure that an appropriate sustainable drainage system is provided to serve th development and to reduce the consumption of water. This is in accordance with the SPD on Water Management. |

This permission does not authorise the applicant to carry out works within the publicly maintained highway.
Dropped kerbs to enable access onto properties for vehicles must only be constructed by Ringway Infrastructure Services, Worcestershire County Councils approved contractor. The applicant is solely responsible for all costs associated with construction of the access.
