The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
The materials to be used in the construction of the external surfaces of the rear extension and detached garage hereby permitted shall match those used in the existing building as closely as possible. Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building. |
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management. |
The development hereby permitted shall be carried out in accordance with the following approved plans: Amended Location Plan received 12.02.2014 Scale 1:1250, drawing numbers 13:30:00, 02, and amended plans 13:30:01 Rev B received 11.02.2015, 13:30:03 received 12.02.2014. Reason - To define the permission. |
The proposed development is sited within 250m of a registered landfill or a significant area of unknown filled ground which potentially could produce landfill gas. The applicant is advised to consider incorporating matching landfill gas protection measures within the foundations of the proposed extension(s), so as not to compromise any existing gas protection measures which may have been installed in the existing building. If the existing building has no protection measures currently there is no need to install gas protection measures within the proposed extension. |
