Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the extension and boundary wall hereby permitted shall match those used in the existing building. Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Notwithstanding the details shown on the plans hereby approved, the garage extension shown on the approved plans is not hereby permitted. Reason - The garage extension was considered to cause a detrimental, overbearing impact upon the appearance and character of the existing street scene.
The development hereby permitted shall be carried out in accordance with the following approved plans: P15.930.01 P15.930.02 P15.930.04 (excluding extension to the existing garage, see condition 4 above) P15.930.05 P15.930.06 P15.930.07 (excluding extension to the existing garage, see condition 4 above) P15.930.08 (excluding extension to the existing garage, see condition 4 above) Reason - To define the permission.
Positive and Proactive Statement In dealing with this application, the Council has worked with the applicant in the following ways:- - seeking further information following receipt of the application; - seeking amendments to the proposed development following receipt of the application; In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
