Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences. Reason - To ensure that the development is visually satisfactory.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
No development shall take place until a working methods statement for bats has been submitted to and approved in writing by the local planning authority, which will ensure the development hereby approved is carried out in such a way that harm to bats and their roosts is avoided and risk of disturbance reduced to a minimum, both during construction and in the long term. The works shall thereafter be carried out in accordance with the approved method statement. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval. Reason - To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with paragraphs 109 and 118 of the National Planning Policy Framework and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010. It is considered inappropriate and impractical for these details to be submitted after the works have commenced.
Notwithstanding the details on the approved plans, prior to their installation detailed drawings of the proposed windows showing design, sections through glazing bars and/or mullion's, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority. Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).
The development hereby permitted shall be carried out in accordance with the following approved plans: Site Plan and Existing Elevations - Scale 1:1250, 1:100 Location Plan - Scale 1:1250 JD.01 JD.02 JD.03 JD.04 Reason - To define the permission.
Positive and Proactive Statement No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
