| Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with policy SWDP29 of the South Worcestershire Development Plan (February 2016). |
| The conversion of the existing detached outbuilding hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Church Farm, Grafton Flyford.
Reason - To retain planning control over the use of the building hereby approved. |
| Within one month the commencement of construction works on the development hereby permitted, details of a bat roosting feature and the location of three swallow nesting cups shall be submitted to and approved in writing by the Local Planning Authority. The approved features shall be provided in accordance with the approved details prior to the first occupation/use of the development hereby approved.
Reason - to provide appropriate habitat mitigation and enhancement for protected species in
accordance with paragraphs 109 and 118 of the NPPF. |
| 1) No development shall take place until a programme of archaeological works, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and:
a) The programme and methodology of site investigation and recording.
b) The programme for post investigation assessment.
c) Provision to be made for analysis of the site investigation and recording.
d) Provision to be made for publication and dissemination of the analysis and records of the site investigation
e) Provision to be made for archive deposition of the analysis and records of the site investigation
f) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation.
2) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and
dissemination of results and archive deposition has been secured.

| No development shall take place until a working method statement containing "reasonable avoidance measures" in respect of great crested newts has been drawn up by a suitably qualified ecologist, submitted to and approved in writing by the local planning authority, which will ensure the development hereby approved is carried out in such a way that harm to great crested newts is avoided and risk of disturbance reduced to a minimum. The works shall thereafter be carried out in accordance with the approved method statement. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval.
Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981 (as amended) is avoided. |
| Prior to the installation of any weatherboarding (waney edged boarding) being first commenced, a detailed specification of the new weatherboarding showing the dimensions, profile and a description of the stain or paint finish to be applied to the boarding and maintained in perpetuity thereafter shall be submitted to and approved in writing by the Local Planning Authority. All works shall be carried out in accordance with the approved details.

| Nesting birds have been recorded in the building to be converted. Work should avoid disturbance to nesting birds. Nesting birds are protected under the 1981 Wildlife and Countryside Act and the Countryside and Rights of Way Act 2000. The main nesting season lasts approximately from March to September, so work should take place outside these dates if at all possible. However, birds can nest at any time and the site including any buildings should ideally be checked for their presence immediately before work starts. |
