Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The external walls and roof of the extension hereby approved shall be constructed in accordance with the details provided with the application and in materials to match the existing dwelling. Reason - To ensure that the development is visually satisfactory in accordance with South Worcestershire Development Plan policy 21.
Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority. Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner in accordance with South Worcestershire Development Plan policy 29.
The development hereby permitted shall be carried out in accordance with the following approved plans: Location and Block Plan; Existing/Proposed Elevations; Floorplans Proposed Reason - To define the permission.
Positive and Proactive Statement No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Should ground conditions prove unsuitable for the use of soakaways then the applicant will need to submit an alternative means of disposal for surface water from the development. Where possible sustainable drainage systems should be incorporated into the design and additional flow should not be discharged downstream so that flooding problems are not exacerbated or created. Further advice on this matter can be obtained from the District Council Drainage Engineering section, Wychavon District Council, The Civic Centre, Queen Elizabeth Drive, Pershore, WR10 1PT, Tel: 01386 565000.
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and Natural England must be contacted on 0845 6003078 for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the relevant contact details.
