Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The occupation of the development hereby permitted shall be only by the family members detailed in the supporting information, being the son of the applicant, Mr Wayne Roberts, and his partner and children. Reason: The development is deemed to be acceptable only on the basis of the personal circumstances of the applicant.
When the premises cease to be occupied by the Roberts family, the use hereby permitted shall cease, all materials and equipment brought on to the premises in connection with the use shall be removed and the land restored to its former condition. Reason: The limit the harm to the Green Belt.
No more than 2 additional caravans, as defined in the Caravan Sites and Control of Development Act 1960 and the Caravan Sites Act 1968 (of which no more than 1 shall be a static caravan) shall be stationed on the site at any time Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP2, SWDP21 and SWDP25 of South Worcestershire Development Plan 2016
No more than a total one commercial vehicles per plot shall be kept on the land for use by the occupiers of the caravans hereby permitted, and it shall not exceed 3.5t in weight Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP2, SWDP21 and SWDP25 of South Worcestershire Development Plan 2016
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details of the proposed materials and colour) provided on the application form and the following plans/drawings/documents – WR2023-01 - Location Plan WR2023 - 02 - Block Plan WR2023-03 Elevation and Layout Plan Reason: To define the permission.
The static caravan hereby approved shall be a light grey colour, as detailed in drawing number WR2023-03 Elevation and Layout Plan. Reason: To limit the visual impact of the development
Before the first occupation of the development hereby approved, details of a bat roosting feature and a bird nesting box shall be submitted to and approved in writing by the Local Planning Authority.  The details to be submitted shall include an implementation timetable. The feature(s) shall be provided in accordance with the approved details and in accordance with the approved timetable. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
