Condition Details / Information Notes
The development hereby permitted must be commenced not later than the expiration of three years from the date of the original permission 20/02371/FUL. Reason: To conform with the requirements of Sections 73 and 91 of the Town and Country Planning Act 1990 (as amended).
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) approved with application 20/02371/FUL being SM090 01 Floor Plan 1:50 SM090 02 Elevations 1&2 1:50 SM090 03 Elevations 3&4 1:50 20-503-1 Site Plan 1:200 20-503-2 Ground Floor Plan (proposed) 1:100 20-503-3 Elevations (proposed) 1:100 20-503-4 Location and Block Plans 1:1250/1:500 Planning Statement Reason: To define the permission.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The Development hereby approved shall not be brought into use until the access, turning area and parking facilities shown on drawing 20-503-1 – A has been provided. These areas shall thereafter be retained and kept available for their respective approved uses at all times. REASON: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service who can be contacted by email worcestershirevehicle.crossing@ringway.co.uk. The applicant is solely responsible for all costs associated with construction of the access.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Energy Statement and accompanying documents SBEM Calculation Explanation and BRUKL Output Document shall be fully implemented and remain operational thereafter. Reason: To ensure that an appropriate reduction in energy usage is provided to serve the development in accordance with policy SWDP27 of the South Worcestershire Development Plan 2016.
Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended) or any Order revoking or re-enacting that Order, throughout any one calendar year, 75% of the produce, food stuffs, plant and rural craft products shall be sourced locally. 25% of goods sold can be sourced from elsewhere. Definition; For the purposes of this condition, ‘sourced locally’ shall be defined as the County of Worcestershire and the immediate neighbouring counties. Reason : To ensure the development represents a true farm shop enterprise in accordance with SWDP 10
