The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Prior to their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - window sections including integral glazing bar size and specification for slim double-glazed units. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
Prior to the removal of any modern fireplace, surrounds and flooring hereby approved, details of making good or repairs to the building to be retained and affected by the removal works shall be submitted to and approved in writing by the local planning authority. The details shall include 1:20 scaled drawings and specification of the proposed remodelled fireplaces and surrounds plus specification of the proposed replacement flooring. The development and making good/repair works shall be carried out in accordance with the approved details. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways: - seeking amendments to the proposed development following receipt of the application; - considering the imposition of conditions . In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. The applicant is advised to take professional advice on the matter since it is possible that a protected species licence might be necessary to undertake these works. Further information about species licensing and legislation can be obtained from the Species Licensing Service on 0117 372 8000. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted on 01453 764450 for advice on the best way to proceed. |
