Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Drawing no. 26020-01 – Proposed Access and Visibility Splays Site Location Plan Drawing no. 4467-01A – Proposed New Access Drawing no. 4467-02 – Survey As Existing Reason: To define the permission.
Within three months of the date of this decision, the access, turning area and parking facilities shown on the approved plan shall be properly consolidated, surfaced, drained and otherwise constructed in accordance with the approved details, and these areas shall thereafter be retained and kept available for those uses at all times. Reason: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
Within three months of the date of this decision, the first 5 metres of the access into the development, measured from the edge of the carriageway, shall be surfaced in a bound material. Reason: In the interests of highway safety in accordance with SWDP4.
Within three months of the date of this decision, visibility splays shall be provided from a point 0.6m above ground level at the centre of the access to the application site and 2.4 metres back from the nearside edge of the adjoining carriageway, (measured perpendicularly), for a distance of 55.8m to the north and 53.9m to the south along the nearside edge of the adjoining carriageway. Nothing shall be planted, erected and/or allowed to grow on the triangular area of land so formed which would obstruct the visibility described above. Reason: In the interests of highway safety and in accordance with SWDP4.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
A S171 Licence, relevant to the Highway Act 1980, must be obtained from Highways Network Management prior to undertaking any works within or excavation of the adopted public highway.
