The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans:

A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habitat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be carried installed before the first use of any part of the development.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan

The Development hereby approved shall not be brought into use until the first 5 metres of the access into the development, measured from the edge of the carriageway, has been surfaced in a bound material.
Reason: In the interests of highway safety and in accordance with policies SWDP4 and SWDP21 of the South Worcestershire Development Plan.

Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |

This permission does not authorise the Applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service who can be contacted by email
worcestershirevehicle.crossing@ringway.co.uk. The Applicant is solely responsible for all costs associated with construction of the access.

Before construction of the new retaining wall as shown on the approved plans, samples of the construction materials shall be submitted to the local planning authority for approval in writing. The development shall only be carried out in accordance with any agreed materials.
Reason: To protect and safeguard the character of the dwelling as a Non-Designated Heritage Asset and the setting of the nearby listed building, in accordance with policies SWDP6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
Drainage arrangements shall be provided to ensure that surface water from the driveway and/or vehicular turning area does not discharge onto the public highway. No drainage or effluent from the proposed development shall be allowed to discharge into any highway drain or over any part of the public highway |
Before their construction or installation on site as part of the development hereby approved, detailed drawings at a scale of 1:10 of the proposed new railings and the proposed new porch canopy and pillars, which also show the proposed materials to be used, shall be submitted to the local planning authority for approval in writing. The development shall only be carried out in accordance with any agreed plans and materials.
