The tree protection measures set out within the Arboricultural Report, Impact Assessment, Tree Constraints Plan and Method Statement, rev. 4, dated 29 October 2024 shall be fully implemented prior to any works commencing on site. The measures shall be retained until all works on site are completed. Reason: To ensure that existing trees are appropriately protected during the works proposed. |
Prior to the hereby development being brought into use additional cycle parking shall be provided in accordance with the application details. The number of spaces and location shall be submitted to the Local Planning Authority for written approval. Thereafter the provision shall be retained for the purposes of cycle parking only at all times. Reason: To ensure that sufficient capacity for safe bicycle storage is available to promote sustainable transport methods. |
In the event that contamination is found at any time when carrying out the hereby approved development that was not previously identified in the Geo-Environmental Desk Study & Contamination Risk Assessment Report, ref. 5302/3 Issue 2, dated 18 November 2024 submitted in support of this application, construction works shall cease and this shall be reported immediately in writing to the Local Planning Authority. In such circumstances an investigation and risk assessment must be undertaken and a remediation scheme must be produced, submitted to and approved in writing by the Local Planning Authority. The measures as set out in the remediation scheme shall then be carried out in full. Following the completion of any measures identified in the approved remediation scheme a validation report must be produced, submitted to and approved in writing by the Local Planning Authority. Development works shall not resume until the remediation scheme and validation report have been approved in writing by the Local Planning Authority. Reason: To ensure that the proposed development avoids significant adverse impacts from pollution in accordance with policy SWDP31 of the South Worcestershire Development Plan. |
During the construction of the hereby approved development, the Wilson Associates document ‘Proposed Groundwater Monitoring Scheme’ shall be adhered to at all times. If the monitoring carried out in accordance with the proposed groundwater monitoring scheme shows any adverse risk of deterioration to water features (groundwater and surface water quality) the developer shall carry out the following procedures; 1. Cease construction works on site; 2. Investigate the cause of deterioration in water quality; 3. Propose appropriate measures to remediate the identified cause including any further risks as well as proposing greater frequency of monitoring groundwater; 4. Submit an updated Groundwater Monitoring scheme. Details of the cause of any deterioration of water quality and remediation proposals shall be submitted to the Local Planning Authority for written approval. Only once the remediation proposals have been approved shall works recommence on site. Reason: To prevent any deterioration of ground or surface waters (‘controlled waters’ as defined under the Water Resources Act 1991). |
Noise levels emitted from all external and/or externally ducted plant hereby approved shall not exceed the following levels at the nearest residential location as identified by the Technical Note – Noise, ref. P23-383-TN01v3, dated 25 November 2024: Between 2300 – 0700 – Noise levels shall not exceed 36 dB and at all other times, 41 dB. Reason: In the interests of the amenity of the area. |
No deliveries or construction works shall take place outside the hours of: 0700-1800 Monday to Friday; 0800-1600 Saturday; and No Activity on Sundays or Bank or Public Holidays Reason: In the interests of the amenity of the area. |
Foul and surface water shall be drained on separate systems. Reason: To secure proper drainage and to manage the risk of flooding and pollution. |
The hereby approved development shall proceed in full accordance with the Construction & Environmental Management Plan, ref. EGC/CEMP/REV07 Rev. 07, dated January 2025 until the hereby approved development is completed. Reason: In the interests of the general amenity of the area. |

In the event that any protected species are discovered on site during construction works, works should cease and a qualified ecologist contacted for advice. Protected Species are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994 and it is an offence to recklessly disturb or harm them. |
